Five questions, three plain results

Foundation Warning Signs Quiz for Columbus, GA Homes

A crack over a doorway or a door that has started to rub is not, on its own, proof that a foundation has moved. For homes in Columbus, GA and across Muscogee County, the five questions below sort what you've noticed into one of three plain results, each paired with a calm, sensible next step.

What You Will Be Asked

The questions cover what the house rests on, which signs you've spotted, how wide the largest crack is, whether anything has changed, and what might be adding water near the walls. Answer from what you can see now. Start outside along the lowest rows of brick, stone or siding, then head indoors to check around door frames, the corners of windows and the seam at the top of each wall. A credit card makes a handy crack gauge, and a marble on a hard floor rolls toward any low side. You can tick several boxes at Step 2, and choosing "Not sure" anywhere is perfectly fine.

The quiz gives extra weight to four answers: floors that slope, a crack of 1/4 inch or more, gaps at the ceiling or trim, and signs that have grown worse in recent months. Pick at least two of them and the quiz shows Result 3. Any other answer that deserves a closer look brings up Result 2, and a sloping floor by itself never scores below that. With none, you'll see Result 1. The quiz can't judge how serious anything is; only a specialist or an engineer who sees the house can say what a sign means.

Weather is a good cue for a fresh look. Columbus's National Weather Service records run from 26.39 inches of rain in 1999, its driest year, to 80.20 inches in 2009, its wettest. After a long dry stretch, or a heavy soaking that follows one, walking the house again and comparing notes is simply sensible.

Next Moves After Your Result

What happens next is up to you. If you'd like someone to look at the house, send a request. It travels from us to one local foundation specialist, and the specialist decides whether to get in touch; any visit is for the two of you to settle. Curious about rough pier costs? The cost calculator runs through four questions. And the license line, the City's permit form and the checks worth making before you sign are all on our page about foundation repair rules in Georgia.
